Harvey and Bernie actually left their previous (northern) lifestyle behind several years ago. "We lived in Florida and then Atlanta, but neither ever really felt like home," explains Bernie. "That all changed when Bernie and I visited Del Webb at Lake Oconee. It was like a scene in the movie Cocoon; we figuratively jumped into the pool and came out feeling all fresh, new and exhilarated."

That's because your Homeowners Association (HOA) dues help pay for maintaining your community's common areas and amenities. How is the governing board structured?
Currently the Board Of Directors is the developer, Del Webb.
What committees contribute to the governing board?
Del Webb at Lake Oconee currently has two committees in addition to the Board of Directors which are the Clubs and Activities Committee and the Architectural Review Committee.
Does the HOA survey residents to find out about new interests?
We solicit input from new homeowners at the New Homeowner Orientation that we offer monthly to our new residents and solicit input from our residents on a regular basis through our Lifestyle Director, Angela.. The Lifestyle Director also will send out emails and newsletter opportunities for feedback on ideas for activities, events, clubs, or interest groups.
Are all the community activities included in the fees?
No. There are several HOA sponsored events throughout the year that are free to residents. However, for special classes, concerts, activities and events residents purchase a ticket for a nominal price to cover the cost of each class or activity. It is not profit based.
Does the HOA have a reserve fund?
Yes. Reserve funds are maintained for future repair and replacement of assets that the HOA has long-term responsibility for, and are essential to a successful community. Reserves do not fund everyday expenses or more routine needs; the operating fund serves that.

Yes we put our newsletter online on our web portal which is currently HOA Town. We email to the members the monthly newsletter.
Is there a process in place to get a new club chartered?
Yes. To become a chartered club it is required to have at a minimum 25 members and officers for the club.
What are the rules for visiting grandchildren?
Grandchildren are always welcome and may visit up to 90 days out of the calendar year. They must be accompanied with the resident at all HOA facilities and there are some restricted pool times for swimming. Children must be 16 and over to use the fitness room and billiards room.
Are there activities for grandchildren?
There is a grandchildren’s playground area for the younger children to use while visiting. There are also family oriented events scheduled, usually around the holiday, where residents may invite their family to attend.

Are there lakefront homes available here? If not are you aware of ANY lakefront home/55+ communities in the area?
We don't have any lakefront homes. All of our waterfront is accessible to all homeowners. There are several communities on the lake that offer lakefront lots. None of them are specifically 55+. If you decide you can live without a waterfront home, I hope you'll give us a chance to knock your socks off with our fabulous active lifestyle on an equally fabulous fishing and recreation lake.
Hello Terry, my wife and I are active with Spin Cycling and love to do Yoga at least 3 times per week. Also how do you get golf in....I would love a nice club mid priced to play golf 3 times per week. My wife and I want to stay physically active although we are in our 60's but do not want to be forced to live in a place like "The Villages".....we want Friendly people boating golfing yago and cycling. Also how about coctail get togethers on some evenings. The Villages has the infrastructure but its in Florida.....
We currently have yoga and tai chi on M and W in addition to water aerobics 3 times a week. There is also circuit training classes 2x/week. And based on your interest in friendly people who enjoy their wine, you sound like a candidate for the 3x/week water volleyball group. You will have no trouble finding golf buddies any day you want to play. There are numerous courses within a 45-minute drive that are anywhere from $22-45 for 18 holes with a cart. Our Golf Club schedules tee times on Friday, and many others just put together their own groups the other days of the week. You'll also have no trouble finding a cocktail party – either organized by our lifestyle director or pop-up parties with your new friends. The boating and fishing on Lake Oconee are both superb.
how is the weather there? i am from the frozen tundra wisconsin.
I too came from Wisconsin – Superior to be exact. We are here because of the weather. We have all 4 seasons in GA, and what amazed me, coming from Wisconsin, is that the seasons obey the calendar. It feels like Fall here into December, and by March you can detect a real Spring. We have freezing temps in the winter, but seldom below 25. We have anywhere from 0 to 2 snow/ice events a year. Summers are hot, and can be humid, but you expect that. Most of our homeowners are from northern climes, but we are also getting significant numbers from Florida who want less heat. So I'm thinking that makes GA about right.
